Northwest Florida Home Seller’s Landscaping Checklist
15 outdoor improvements to review before listing photos, buyer showings and the first open house. Prioritize safety, visible maintenance and a clean first impression—not expensive changes with uncertain payback.
First impression
View the property from the street and remove visible clutter, empty pots, loose hoses and stored materials.
Pressure-wash dirty walks, entry paving and other stained hard surfaces where appropriate.
Redefine bed and driveway edges so the property reads as maintained in photos and from the street.
Refresh the front entrance with healthy, appropriately scaled plants rather than overcrowding it.
Replace or straighten visibly damaged edging, loose stepping stones and obvious trip hazards.
Turf, plants and water
Mow at the correct height and use a sharp blade; avoid an unusually low cut immediately before photos.
Repair the most visible thin or bare turf areas, allowing enough establishment time before listing.
Prune dead, broken and overgrown growth without stripping shrubs or topping trees.
Clear plants away from windows, signs, walkways, lighting and HVAC equipment.
Run every irrigation zone and correct broken heads, overspray, leaks and dry coverage gaps.
Listing-week finish
Remove weeds, fallen limbs, palm debris and storm litter from turf, beds and fence lines.
Apply a clean, even mulch layer without piling mulch against trunks, stems or the building.
Check drainage after irrigation or rain and document standing water that needs professional evaluation.
Schedule the final mow, edging and blow-off close enough to photos or showings for a fresh finish.
Walk the property again on listing day and remove new debris, wilted plants, pet waste and visible equipment.
